First edition. 8vo. Lithograph front & rear pictorial wrappers, 135 pp., introduction, double column, illustrated, 14 full-page lithograph plates, folding color map (21 1/2" x 15 1/2") of Texas affixed to the front of the booklet. The map is a color map of the state of Texas published by the International and Great Northern Railway and the entire route beginning in St. Louis and Cairo, Missouri, through Arkansas, and into all points in Texas are outlined in red. Further stated "The extension of the line from Austin to San Antonio is now in process of completion, and it is confidently expected will be open for business to San Marcos, 30 miles west of Austin by September 15th, New Braunfels in October or November, and to San Antonio by December." Two other charts are provided with one advising of the lines owned and operated by the International & Great Northern R. R. Company, and the other provides the distances by this line and connections from Chicago, St. Louis, Cairo, and Little Rock to destinations in Texas. The artwork for the front and rear covers is done by the Maerz Lithography Company of Buffalo, New York. Home sites along the line of the International and Great Northern Railroad are provided in detail on a county by county basis. Fifty-two Texas counties are discussed with tract numbers provided along with number of acres, selling price, terms of sale, etc. for each available tract of land. Additionally information on average wages per day for tradesmen is provided along with the prices of stock, tools, provisions, etc. After a general description of the potential new settlers, there is a summary of the Constitution of the State relating to settlement and property, with some forward thinking provisions for women's rights, information about wages and prices, and then a county by county description of the state, including a listing of land for sale with cost. A great promotional booklet to encourage emigration to Texas. Light wear to the head of spine, top three inches of front cover beginning to loosen, tiny closed tear to the bottom edge of the front cover, interior clean and tight, map in fine condition, overall a very good copy of an informative booklet.
